Blue Pacific Property offers a Buyers Agent service for the Northern Beaches and surrounding suburbs. The suburbs on the Northern Beaches offer some of the best locations to purchase an investment property in Sydney and we love finding those great investments for you.

We offer a substantial discount should you then place the management of your new investment property with us after using our Buyers Agent Service. 

The Blue Pacific Property Buyers Agent process is a simple structured approach based around the following four steps.  

Step One. Establish a Detailed Property Brief
We first establish your requirements and buying criteria through a free initial consultation. Your goals will be critical in determining the property type, the price range and the suburb and strategy we use. Our access to a network of independent and unbiased professionals who understand Property Investment ensures you have the best possible team of Financial Advisors, Mortgage Brokers, Solicitor’s and Accountants available should you require.

We go through with you a list of questions to determine not only aspects like  the type and size of the property and the location, but access to transport, shopping and schools. We get down to the detail of the aspect, North or South facing. From all this information we establish your buyers brief and we refer to this during the search process.

Step Two. Perform a Extensive Property Search

Once you give us the go ahead to proceed, both parties sign a standard purchasing agency agreement endorsed by the Real Estate Institute of NSW.  This agreement covers a period of 6 months. An upfront registration fee is paid and we are then ready to begin our search.

We undertake a comprehensive search of all properties within your target market  This includes:

  • Viewing many properties advertised for sale which fit within your brief
  • We have access to ‘silent sales’ real estate not marketed or are yet to come on the market
  • We eliminate unsuitable properties, saving you both time and the disappointment
  • Prioritizing those properties that meet your buying criteria
  • Providing detailed reports on recommended properties for your personal inspection giving our thoughts and advice on each property
  • We include digital photos of the property, location maps and floor plans
  • We can send all the relevant information to you via email for your convenience
  • If one of the properties, or several are suitable, we will then arrange for inspection times around your schedule  for your convenience not ours.

By us using our local area expertise and network of contacts, we are able to find and inspect far more properties in a shorter amount of time and present the most suitable of them to you.

Step Three. Valuation and Due Diligence

If you wish to proceed with the purchase of your dream home or investment property we will further evaluate and assess it.

We will determine its true market value through extensive data analysis of recent local sales, current market values, other market influences, infrastructure changes within the area and many other aspects all of which have a bearing on the value of the property.

We can assist with arranging a pest & building inspection, the coordination of solicitors and helping with the supply of documentation in relation to the property in question such as the Contract of Sale and Strata Reports.

We can arrange for a registered valuer if required.

Please note: all external consultancy fees are at the client’s expense.

We will supply you relevant investor financial  information, from capital growth projections and other relevant information to help you substantiate the viability of your future investment.

Step Four. Negotiate and Purchase

Should you proceed we will develop a suitable acquisition strategy to ensure we negotiate the lowest possible purchase price on your behalf. By researching the reason the vendor is selling and how much buyer interest there is in the property, we will be able to determine what the seller will likely agree to. We remove misinformation and emotion from the process and then put our well developed negotiation skills into action.

We will negotiate with the agent on your behalf and bid at auction should this be required.

After exchange of contracts we will ensure all the relevant matters are attended to in both a professional and efficient way through to settlement.

Please note: the balance of fees are due to be paid to Blue Pacific Property on settlement.

We can coordinate through our property management service to have the property leased almost at settlement at a discounted management fee.
